A private investor purchased the office/retail property at 117 Main St. in Huntington Beach, CA, from a private trust for $2.8 million, or about $650 per square foot.
The transaction was the buyer's upleg in a 1031 exchange.
The 4,322-square-foot property was fully renovated in 2005 and is 100 percent occupied.

Neither rain nor drought of budget stopped the Fallfest concert Saturday night at McCarthy Park, a triumph organizers attribute to generous donors and tenacious teens.
Parks and Recreation Commissioner Lisa Loutitt, organizer for Fallfest and Springfest, said the road to making sure Fallfest survived this year's budget cuts was paved by two local band members: Mike Miano, guitarist for Rising Tide, and Kelsey Hern, guitarist and singer for Mandrake.

One of the bands performing this Friday will be selected to perform for this year's Charlotte Music Awards being held Nov. 19 in Booth Playhouse at the Blumenthal Performing Arts Center in Charlotte.
The Charlotte Music Awards showcases all aspects of music in Charlotte and the Carolinas.
Their goal is to enhance the profile of the music community in the region and support local music and local artists.

West Pennsboro Township Board of Supervisors voted unanimously tonight to approve a land development plan for a Sheetz convenience store.
The 5,000-square-foot store will be built on the northeast side of the Route 11/233 intersection on the site of the former Bubb's Auto Service.
The site includes 51 parking spaces and access to both Centerville Road and Ritner Highway.

The Greeneville Regional Planning Commission on Tuesday discussed plans for a new restaurant that Greeneville Building Official Jim Snyder said is causing some concerns.
The restaurant is planned in the former location of Shipley's Body Shop on North Rufe Taylor Road.
The restaraunt's owner intends to serve alcohol at the site on property adjacent to a church, Snyder said.
As a result, Snyder has received numerous phone calls about the plans, he said.
